A vacation rental is not your house. If the rules ban a gathering or extra guests, do not host there. You are still the host of the list.
The short answer
Read the listing rules before you invite anyone. If they ban parties, events, or guests who are not on the booking, pick another place. This page is not a legal opinion.
One private link per couple. The owner of the rental is not the host. You are. Adult only. Private by design.
Only you check people in. They show a door code or a QR pass. They cannot check themselves in. Checking in does not open the names. A name appears only when both people said yes. A lockbox code is not an invite. When you are ready to host, start from the host home. The hosting help walks through the door.
A rental is someone else's house for the weekend. The rules you agreed to are the rules. Quiet hours, a parking cap, and a ban on extra guests are the terms you accepted.
You do not need to describe a lifestyle party to the owner. If the honest version of the night breaks the listing, choose a house you control or a hotel room you booked for this.
The address stays off a group text until you release it. Send the door details when people are actually coming. Email and reminders use a public-safe name, or Your event, not the real party name.
Cameras are part of the decision
Doorbells and cameras in entries and living areas are common. Ask where they are before you send a link. If you cannot confirm the rooms you will use are free of cameras, do not use that rental.
If a camera makes the room impossible, leave the rental off your plan. Phones stay down for the same reason: the night is not a recording.
A camera you did not expect is a reason to stop, tell your guests, and move or cancel. Say it before anyone settles in.
Name where people leave the car, and say when the night ends. A rental street is still a street. Noise and a full curb are how a private night becomes a neighbor's problem.
The house should look as you found it. Towels, trash, and furniture are part of hosting. A private night does not leave a mess someone else has to interpret in the morning.
After checkout, the door code and the address stay private. Do not put the rental in a review, a photo, or a thread. The list was never public. A private no stays private.
You still choose a key party, a play party, or a speed date before anyone drives over. A rental kitchen does not change the format. A key party is one shared reveal. You start it, phones wait about ten seconds, and the room sees one person only if both people said yes. A play party waits until you close the answers, check guests in, and then open the matches. A speed date keeps people dressed. A new party starts at five minutes a round, and a match needs both couples to say yes.
A one-sided yes stays hidden. A private no stays private. The lock on the door does not change who decides.
